Planning permission has been granted for a unit on the Roaring Meg Retail Park in Stevenage to be split equally into two, "to make it more attractive to potential tenants".
The vacant unit, until recently occupied by Argos, has a total gross internal floorspace of 2,773 square metres.
A design and access statement accompanying the planning application submitted to Stevenage Borough Council says: "This application focuses on enhancing the unit to make it more attractive to potential tenants.
"There are a number of factors currently putting off potential tenants - a lack of shopfront glazing to provide open and active frontages, the current unit is too large and difficult to let, and there is potential for more prominence in the park.
"The works to the existing unit will consist of the unit being split to form two units, facade works to increase glazing to the front, a reduction in the mezzanine area, and a new loading dock added to the rear.
"After the alternations and improvements, the building will remain in use as a retail unit.
"The refurbishment of the unit is part of a series of phased improvements planned by the new owners to ensure that the park provides a high quality welcoming environment for customers."
