A 950-home development in Arlesey has moved a step closer after a plot of land was sold to a developer.
Miller Homes South Midlands have bought a 15.54 acre site at Chase Farm for an undisclosed sum, which already has outline planning permission for up to 200 homes.
It is the first phase of the proposed 950-home development that promoters TT Group secured planning permission for in 2018.
The land sale was agreed by the development team at Savills Cambridge on behalf of the previous owners, Central Bedfordshire Council.
Along with the 950 homes, the full development will feature an 80-bed care home, primary school, up to 7,000 square metres of employment space, and up to 6,500 square metres of retail space.
There will also be a hotel, doctors surgery and leisure and community facilities including cycle and walking routes, sports pitches and play areas.
William Newton, associate director in the development team at Savills Cambridge, said: “With permission to create a thriving new community, Chase Farm represents a unique opportunity to deliver a high quality development with an emphasis on design and placemaking.
“We had strong interest in the site from regional and national housebuilders and are delighted to have agreed a deal with Miller Homes which signals the start of an important housing development that will significantly contribute to the supply of sustainable new homes in the local area.”

Jonny Pitts, planning and disposal director at TT Group, commented: “This is an important development for Bedfordshire and we are really pleased with the sale of the first phase to Miller Homes.
"The design will create a fantastic new community for people to live and work, with a placemaking approach benefitting all.”
Gavin Jones, operations director at Miller Homes South Midlands, added: “We are delighted to have secured the first phase at Chase Farm to bring our energy efficient new homes to Arlesey.
"The new community will bring state of the art facilities to the town and deliver a mix of much needed private and affordable homes to the area.
“The land at Arlesey is another excellent acquisition for Miller Homes South Midlands off the back of a successful launch in 2022, where we have secured new land for 1,296 homes in just two years.
"We would like to thank Savills, TT Group and Central Bedfordshire Council for their support and look forward to working together to create a new community in Arlesey to be proud of.”
