Plans have been submitted for a development of 42 homes in Codicote.

Manor Oak Homes have applied to erect up to 42 residential dwellings off the close in the east of the village.

The plans include affordable housing, public open space, landscape planting, sustainable drainage system.

According to the illustrative masterplan, the dwelling would range from one-bedroom flats to four-bedroom homes.

The applicant hopes to deliver a "sustainable new development", with 40 per cent of the properties being affordable.

"Development on this site will provide a natural extension to the village and cohesion to this eastern part of Codicote with new housing and public open spaces," reads a design and access statement.

"The design proposals reflect the aspirations of national and local policy, including site specific objectives and requirements identified in the North Hertfordshire Local Plan.

"We look forward to working with North Hertfordshire District Council to realise the potential of Land North of The Close, Codicote and help deliver sustainable growth locally."

The design and access statement also states the development will "work with nature", and "existing mature scrub and trees to the east will be retained and not developed on".
